Patna, Bihar – The Bihar Real Estate Regulatory Authority (RERA) has introduced a significant new compliance requirement for all registered real estate projects and agents operating across the state. Effective from March 1, 2025, every developer, promoter, and broker involved in registered projects must integrate a unique RERA QR code into their advertising and communication materials.
What’s in the Rule?
-
Projects: Every RERA-registered housing, commercial, or mixed-use project will now receive a unique QR code. Promoters are required to display this code prominently on:
-
Advertising materials (print/media),
-
Digital channels (websites, social media),
-
Booking documents (brochures, forms, allotment letters), and
-
On-site boards and signage.
-
-
Agents/Brokers: Registered real-estate agents must include the project-specific QR code and their own RERA details in any promotional or sales material associated with the project .
Why This Matters
-
Boosted Transparency
Buyers can instantly scan the QR code with a smartphone to access all official project details—such as registration status, approvals, layouts, construction progress, and more—from the RERA portal. -
Fraud Prevention
Ensuring that every promotional item features the QR code and registration number helps curb misleading advertisements and illegal sales by unregistered agents. -
Legal Enforcement
Failure to comply invites penalties under RERA provisions. Both promoters and agents may face fines, and repeated violations may trigger legal action.
Timeline & Compliance
-
The mandate came into effect on March 1, 2025.
-
All promotional campaigns launched after this date must include QR codes.
-
Ongoing brochures, booking documents, and digital ads must be updated promptly to stay compliant.
